This is how we do it

One guide, a unified team — and everything figured out before we build.

Every decision, every cost, every material — settled before construction starts, and guided by experts from your first idea to the final walkthrough.

Building or renovating a home can take more than a hundred people — designers, engineers, consultants, builders, subcontractors, vendors, and the city officials who handle permitting — all pulling in the same direction. In most projects, nobody owns that whole picture, so it lands on you. There's a role that's been missing from how homes get built: a guide that knows the process, has the network and resources to pull every team together, represents you, and guides you from the first idea to the final walkthrough. That's the piece we built our company around — and it's why the big questions get answered before a hammer ever swings.

Five roles run every home.
You can play as many as you want.

Design it, buy it, even build it yourself — take on any of these, or hand them to us. The one you'll always want is a guide in your corner. And the fifth role is you.

01

The Guide

The missing piece

Most projects don't have anyone who owns the whole thing — the plan, the money, the schedule, the vendors, and your experience. That's the role we built the company around. Your guide knows the entire process, pulls every team together, runs one schedule, protects your budget, and represents you at every table. Whatever else you take on yourself, this is the piece you'll always want in your corner — and the thread that ties the other four together.

02

Design

Start from scratch with just your big ideas, wants, and needs — or come in with your design already figured out. Even better: that's a head start. Either way, we turn wherever you're at into permittable, buildable drawings.

03

Purchasing

Every material in your home gets bought — and the goal is to have each one chosen, decided, and on a purchase order before the build starts. No mid-project scrambles. You buy direct, with our network, support, and logistics behind you, and every order lined up with the design and the build schedule.

04

Build

Runs the crew, the site, the schedule, and the sequencing — from site prep to final walkthrough. Because everything upstream is already decided, this stage is execution, not figuring it out on the fly.

05

You — the Homeowner

The fifth role

This is your home — you decide how much to carry. Bring a design that's ready to go, or have us design it. Bring your own builder, or use ours. Buy the materials and manage the build yourself, or hand it over. Whatever you take on, you're running on our process — with our network, support, and logistics behind you. Everything or nothing, you've got a guide in your corner and a unified team behind you.

The same four steps, every time.

Each step sharpens the picture — the budget included. It comes into focus from a rough estimate, to a fixed price, to live tracking as we build.

1

Start

We build the relationship and get clear on your goals, priorities, and what matters most — and whether the project is realistic for your property, before any real money gets spent.

The Guide + You

Estimate A first rough range, from your goals and your property.
2

Design

We document what you've got, test what's actually possible, and shape concepts and options you can react to — steering toward the direction that fits your range.

The Guide + Design

Estimate The range tightens as the design and selections firm up.

The whole point

Details

This is where it all gets pinned down: exactly what you're building, a fixed construction cost, and a real timeline — for certain. You walk away with your permit (if the job needs one), a final bid, and every material decided. Everything before this leads here; everything after just carries it out.

Design + Purchasing + You

Fixed price Exact scope, exact cost — locked in before you commit.
4

Build

The easy part, because it's all been decided. The crew walks onto a job that's ready — materials on site, every selection made, plans final — so they build instead of chasing answers. One schedule, a steady weekly rhythm, and you always know what's happening this week and who to call.

Build + The Guide

Live tracking Every dollar tracked against that price, in real time.

Most of construction is figured out as you go.
We settle it before you commit.

The usual way
  • Scope and price get discovered as the job goes
  • The real number shows up after you're already committed
  • Change orders and budget creep — "that's just how it goes"
The Visual way
  • Scope, cost, and schedule settled before you commit to a build budget
  • You approve a real fixed price — not a hopeful estimate
  • Every big decision made up front, where the delays actually start

The honest part: getting to a real fixed price takes real work, and that planning up front is a service you invest in. But you commit to a construction budget only once everything's known — never before.

What it costs

The savings add up in more than one place.

When everything's defined up front, the expensive surprises don't happen — no budget creep, no scramble for materials, no change orders stacking up mid-build. And because we buy direct at trade pricing, you're not paying a markup on every item. Here's just one example:

One example — your materials

12–18%
Our flat fee on material cost
20–40%
A traditional GC's markup on the same materials

That's one line item. The bigger savings come from a project that never drifts off its number.

It's not just the house — it's how you get there.

Choice

You're never boxed in. Take on as much or as little as you want, and make the calls that matter at every step. It's your home — you stay in the driver's seat the whole way.

Teamwork

This is the fun part. You, us, and everyone on the project pulling the same direction toward the same finish — no turf, no adversaries. A real team that actually enjoys building your home with you.

Clarity

You always know where things stand — what's decided, what's next, what it costs, and who's got the ball. Everything out in the open, nothing buried in an email thread.

One guide. One unified team.
Everything figured out before we build.

The journey to a home should be as joyful as the destination — and you're never navigating it alone.
